    Required documents to conclude a real estate purchase agreement in Greece

Seller

  • Greek tax identification number (AFM)
  • Certificate from the competent tax office confirming that, in cases of acquisition by gift or inheritance, the gift or inheritance tax has been paid
  • Property tax certificate, i.e., confirmation that the property tax for the last five years prior to the sale has been paid
  • Certificate of any income from the property (e.g., rental income), or a corresponding negative certificate, or a sworn declaration that there was no income in the last two years
  • Tax clearance certificate from the competent tax office stating that no tax liabilities exist (forologiki enimerotita)
  • Land registry extract (pistopiitiko metagrafis)
  • Cadastre extract (ktimatografiko diagramma)
  • Topographical plans and site plans of the property
  • Building permit, insofar as the property is built upon and the construction was not erected before 1983. For structures erected before 1983, a corresponding sworn declaration must also be submitted
  • Energy performance certificate
  • Engineer’s certificate under Law 4495/2017 stating that there are no building irregularities, or that any irregularities have been legalized and the corresponding fees paid
  • Electronic Property ID
  • TAP certificate from the competent municipality (place where the property is located) confirming the property is free of municipal debts, in particular that all municipal fees have been paid
  • Additional sworn declarations, as applicable
  • Where applicable, a certificate from the social insurance carrier (asfalistiki enimerotita) that all contributions have been paid. This is required in particular for shareholders or entrepreneurs who employ staff. For private individuals or civil servants, no certificate from the insurance carrier is required

Buyer

  • Tax identification number (AFM)
  • Passport
  • Certificate from the competent tax office confirming payment of the real estate transfer tax due
